HENRY LI

Founder, President & Chief Executive Officer

Henry Li is the Founder, President, and Chief Executive Officer of Dellray Group, where he provides overall leadership and strategic direction for the firm. He oversees all aspects of the business, including corporate strategy, investment and capital markets, acquisitions, development, operations, and investor relations.

With extensive expertise across real estate acquisitions, land development, entitlements, property management, capital raising, commercial real estate, and risk management, Henry has been instrumental in shaping the firm’s growth and long-term vision.

Under his leadership, Dellray has achieved significant scale and expansion, collaborating with leading developers, builders, financiers, consultants, and real estate brokers across the Greater Toronto Area and Ontario.

The firm is currently advancing a development pipeline exceeding $8 billion in value, comprising more than 20 large-scale residential, industrial, hotel, and commercial projects. Henry’s entrepreneurial vision—“Bring Real Estate to a Different Level”—continues to guide the company’s disciplined growth, innovation, and commitment to excellence.

Henry founded the company with humble beginnings, building the business through disciplined execution, entrepreneurial drive, and a clear long-term vision. These early foundations continue to shape the firm’s culture, emphasizing accountability, resilience, and thoughtful, sustainable growth.

Beyond Dellray, Henry is an accomplished public markets investor and venture capitalist, with a global investment focus spanning artificial intelligence and fintech. His investment activities extend across Silicon Valley, the European Union, the United Arab Emirates, and the Asia-Pacific region.

Henry is also a committed philanthropist. The Henry Li family has donated more than $15 million in Canada and internationally to support healthcare, education, arts and culture, hunger relief, and environmental initiatives.

Henry is a member of the Building Industry and Land Development Association and the Urban Land Institute. He holds an Honours Business Administration (HBA) degree from the Ivey Business School at Western University.

CLAUDIA XIE

Chief Financial Officer

Claudia is the Chief Financial Officer of Dellray Group, responsible for overseeing the company’s financial strategy, planning, and reporting functions. She provides executive leadership across all financial aspects of the business, supporting disciplined growth and long-term value creation across the company’s real estate development and operating portfolio.

In her role, Claudia leads financial management, budgeting, forecasting, treasury, and capital planning, working closely with senior leadership to support investment decisions, underwriting, and risk management. She plays a key role in ensuring financial governance, internal controls, and compliance with applicable regulatory and reporting requirements.

Claudia brings a rigorous, analytical approach to financial leadership, with a strong focus on transparency, accountability, and operational alignment. Her expertise supports the company’s ability to execute complex development initiatives while maintaining financial strength and flexibility.

As a member of the executive leadership team, Claudia contributes to strategic planning initiatives and partners closely with operations and development teams to align financial performance with the company’s long-term objectives in the Toronto market.

MIKE CIALONE

Senior Vice President, Property Management

Mike is the Senior Vice President, Property Management of Dellray Group, bringing more than 30 years of experience across the real estate sector. He is responsible for overseeing the day-to-day business and property management operations of the company’s diversified portfolio, including residential, commercial, multi-family, and industrial assets.

Working closely with the Chief Executive Officer, Mike provides senior leadership across property operations, tenant relations, and asset performance, ensuring operational efficiency, service quality, and alignment with the company’s strategic objectives.

Prior to joining Dellray Group, Mike held a senior leadership position at Times Group Corporation, where he was involved in managing large-scale real estate projects from planning through completion. His professional expertise spans property management, business operations, and construction, supported by hands-on experience across complex development and operational environments.

Earlier in his career, Mike was a successful entrepreneur, founding Splash Works Auto and opening several prominent restaurants in Midtown Toronto. He has also held roles at Ferrari of Ontario and gained experience within Alberta’s energy sector. This diverse background contributes to his practical, solutions-oriented approach to leadership and operations.

IVY LEE

Senior Vice President, Finance

Ivy is the Senior Vice President, Finance of Dellray Group, responsible for the day-to-day leadership and execution of the company’s finance function. Her role is focused on financial operations, reporting integrity, and performance management across the company’s real estate development and operating portfolio.

Ivy oversees budgeting, forecasting, financial reporting, and internal controls, ensuring accuracy, consistency, and timely financial information to support management decision-making. She works closely with development, construction, and property management teams to monitor project-level performance, manage costs, and maintain financial discipline throughout the development lifecycle.

With a strong operational finance background, Ivy leads process improvement initiatives and financial systems implementation, strengthening reporting capabilities and scalability as the company grows. Her analytical approach supports effective risk management, variance analysis, and operational accountability across the organization.

As a senior leader within the finance team, Ivy partners closely with the Chief Financial Officer and executive leadership to translate strategic objectives into executable financial plans, supporting sustainable growth and operational excellence in the Toronto market.

MATTHEW RUSSO

Vice President, Operations

Matthew is the Vice President, Operations of Dellray Group, where he leads the operational execution of the company’s real estate development portfolio across the Greater Toronto Area. He has overall responsibility for development operations, project controls, and construction management, ensuring projects are delivered in alignment with the company’s strategic objectives, financial parameters, and quality standards.

Matt works closely with senior leadership, external consultants, contractors, and regulatory authorities to manage risk, maintain regulatory compliance, and drive operational efficiency throughout the development lifecycle.

He brings a structured and disciplined approach to operations, with a strong focus on governance, process optimization, and performance management. His leadership supports consistent execution across a diverse portfolio while enabling scalability and long-term value creation.

As a part of the leadership team, Matt plays a key role in shaping operational strategy, supporting investment and capital planning initiatives, and strengthening the organization’s operational platform to support sustainable growth.

AJ TAYLOR

Director, Land Development

An experienced real estate and land development industry professional, AJ Taylor is the Director Of Land Development at Dellray Group. Has 10 years of project management experience with a proven track record of obtaining approvals for many proposed projects in Ontario's real estate development industry. Possesses deep expertise in land development management for large-scale low-rise, high-rise residential and industrial projects. At Dellray, he oversees numerous development projects, ensuring they are approved on time and on budget.

Prior to joining Dellray, AJ worked at Liberty Developments, Broccolini, Lanterra, and Weston Consulting, where he was involved in the entitlement of many residential and industrial development sites across the Greater Toronto Area.

He has a Bachelor of Management from University of British Columbia (UBC) and a Bachelor of Community Design (BCD) from Dalhousie University's School of Planning. Outside of work, AJ enjoys spending time with his family, travelling, and hiking.

CINDY LEBLANC

Director, Asset Management

Cindy LeBlanc is the Director, Asset Management at Dellray Group, responsible for overseeing the performance, optimization, and long-term value creation of the company’s real estate portfolio across residential, commercial, multi-family, and industrial assets.

She leads asset-level strategy, financial performance monitoring, and business plan execution, working closely with property management, finance, development, and leasing teams to drive net operating income growth, manage capital expenditures, and ensure assets perform in alignment with underwriting assumptions and strategic objectives.

China brings a disciplined, data-driven approach to asset management, supporting portfolio optimization, risk management, and sustainable growth across the Toronto market.

ANDREW COLLINS

Director, Business Development

Andrew Collins is the Director of Business Development at Dellray Group, where he leads the company’s partnership and capital markets initiatives in support of portfolio growth. He is responsible for identifying, structuring, and advancing strategic joint ventures, investment partnerships, and capital relationships across the Greater Toronto Area.

In this role, Andrew works closely with executive leadership, finance, and asset management teams to source and evaluate opportunities aligned with the company’s investment strategy. He supports transaction execution through partner sourcing, deal structuring, financial analysis, and coordination with external advisors, ensuring alignment between capital partners and project-level objectives.

Andrew maintains strong relationships with institutional investors, family offices, lenders, and strategic partners, positioning Dellray Group as a trusted development and operating partner. His responsibilities include supporting capital raising initiatives, managing partner communications, and contributing to investor presentations and reporting.

With a disciplined and relationship-driven approach, Andrew plays a key role in expanding the company’s capital platform, strengthening long-term partnerships, and supporting sustainable growth across Dellray Group’s development and operating portfolio.

CINDY CHEN

Office & Administrative Manager

Cindy Chen is the Office Manager at Dellray Group, responsible for overseeing the day-to-day administrative and office operations that support the company’s executive team and broader organization.

In this role, Cindy manages office administration, internal processes, facilities coordination, and executive support functions, ensuring an efficient, well-organized, and professional working environment. She serves as a key point of coordination across departments, supporting communication, scheduling, and operational workflows.

Cindy brings a highly organized and detail-oriented approach to her role, with a strong focus on process consistency, responsiveness, and service excellence. Her ability to manage multiple priorities and support senior leadership contributes to the overall effectiveness and productivity of the organization.
